THIS. If there are fixtures that are part of the "House Plot" in another theater, or in use in the lobby or wherever, DON'T INCLUDE THEM! Or at the very least, list them separately so a designer or visiting production can inquire whether anything from that list will be available for the production in question. 

Also leave out broken gear, stuff you would rather visiting productions don't use, or any otherwise unavailable gear. And leave a few good spares off the list for last minute ads and emergencies. Continually amazed at TD's who list every scrap of gear the building owns (maybe it's just easier to recycle a list made for insurance or internal inventory?), and then complain when a designer wants to use it. Don't hand out blank checks if you don't want someone filling out the zeros!
