The proper choice or design of a building is critical to the success of the venture.
Converting an existing building may be less expensive than building a new space.  The existing space that will make a perfect theater is rare.  There's usually a compromise to be lived with.  Affordable rent, adequate power, HVAC, reasonable ceiling height, enough structure to support a grid, enough entrances/exits to satisfy the code, and adequate parking are all things to look for.
If you want food and drink with the cabaret, that adds all the requirements that go with a restaurant and bar
